Texas-Specific: Wind, Hail, and Flood
Unlike a standard flat-dollar deductible, wind/hail deductibles in Texas are often a percentage of your insured value, commonly 1–5%. On a $500,000 building, a 2% wind/hail deductible means you'd owe $10,000 out of pocket before insurance kicks in for a wind/hail claim. Know your number.
Whether through the National Flood Insurance Program (NFIP) or private market flood carriers, flood is never included in a standard commercial property policy or BOP.
